165 New Rental Flats Built in Amersfoort

Recently, the Alliantie Ontwikkeling signed the purchase agreement with HIER! VOF (Profund Vastgoedontwikkeling bv and Bouw- en Aannemingsbedrijf Schoonderbeek) for the realisation of 165 rental flats in various price ranges at the Zangvogelweg location.

'We are proud of this agreement,' Jan van Barneveld, director at the Alliantie Ontwikkeling, says. 'With the realisation of this project, we can provide beautiful, new rental homes for lots of people, both in the social rent sector and in the mid-range segment. Both are in high demand in Amersfoort. One of the issues in the housing market is the limited supply in the mid-range segment. Hard-working people with an average income. They are not eligible for social rent, but also can't buy a home. A larger offer in the mid-range segment creates better movement from the social rent.'

HIER!

The project with the name HIER! consists of two buildings, a residential tower of approx. 23 metres on the Zangvogelweg and a residential tower of approx. 60 metres high on the Valleikanaal. Both buildings are surrounded by a park-like area. This garden offers access to both buildings and an underground parking garage.
HIER! offers 165 flats of four different types. The size varies from 44.5m² to 108m. HIER! also offers room for social functions in the base of the building. We have created the design together with 01-10 architects.

The Structure

The residential towers are built with a concrete structure, consisting of concrete walls and floors, and prefab concrete balconies. Plasticity in the facade is created by playing with the window openings.
The principle for this design is the possibility to tunnel. The towers can be founded on a pile foundation. The parking garage will also be cast in situ. This part can be founded 'on steel'. It is crucial that there is sufficient weight to prevent the basement from floating.

The Location

Currently, the location still houses a school building that was previously used by ROC Midden Nederland and was temporarily used by the Johan van Oldenbarnevelt Gymnasium. The building in this location will be demolished, freeing up space for the residences. HIER! is being developed in this area of approximately 1 hectare. HIER! Is situated nearby the historic city centre of Amersfoort with its many shops, bars and other facilities. HIER! can be easily reached by car, public transport and slow traffic, and matches the recreational routing of the Valleikanaal.

Plan

The municipal council approved this plan in 2019. Currently, the spatial zoning procedures are pending and the start of construction is planned for the end of 2020. The demolition of the old school building will commence in March.
